Boston Properties Commences Demolition of North First with Community Effort
Boston Properties recently kicked-off the initial phase of demolition in unique fashion.
In partnership with Swinerton Builders—the general contractor awarded the Phase 1 demolition scope—the team allowed the use of three buildings (with a total of 170,000 square feet) to the San Jose Fire Department for destructive fire training.
“Scenario training on an actual building is invaluable to us. Unknown building conditions afford us the best opportunity to train our firefighters to serve the community,” shared Captain of the San Jose Fire Department Glen McGuire. Over the course of six days, different fire companies performed training exercises in the buildings including cutting ventilation holes into the roof, breaching walls, pulling ceiling and stretching lines, and flowing water inside the building.
Currently the existing North First Business Park offers approximately 365,000 square feet of office, R&D, and industrial space spread across eight single-story buildings that were originally built in 1981. Upon completion, the new development will feature up to seven five-to-eleven story buildings, each approximately 200,000-250,000 square feet, with various support functions and outdoor amenities. Swinerton’s current scope of work on the initial demolition phase includes the complete removal of three single-story buildings, to flatten the area ‘flatout’ in preparation for the future construction of new buildings; work on this phase is scheduled for completion by the end of March.
Boston Properties applied for a site development permit in August last year, and received approvals on December 10, 2014. The 24.5-acre site is now fully entitled for two different multi-phased schemes with up to 1.6 million gross square feet of office and R&D development under one site development permit. Scheme A features six office and R&D buildings and three parking structures that would be delivered in three phases. Scheme B includes seven office and R&D buildings, two parking structures, and two below ground parking structures, to be constructed in two phases. Sherman Chan and Steve Horton of CBRE are marketing the new office and R&D space.
