Underway in Nashville’s popular North Gulch area, Swinerton is currently in the active framing phase of a high-profile, mixed-use construction project—12th and Church. This large-scale apartment community covers an entire city block and is the sixth project in Nashville for Swinerton. Nashville’s multifamily development pipeline is among the nation’s most active and the tower cranes perched in the skyline indicate the continued building boom that the city is experiencing in commercial and multifamily construction.
12th and Church sits on a 3.44-acre site bordered by Church Street, 12th Avenue North, Grundy Street, and George L. Davis Boulevard, located across from Nashville Electric Services’ headquarters and adjacent to the iconic Gibson Guitar Shop—the six-string mecca for musicians that also call Nashville home. 2PA is the architect on this project and Pollack Shores Real Estate Group is the developer.
At completion, the project will deliver 376 Class A one-, two-, and three-bedroom apartments in addition to 9,000 square feet of retail space. 12th and Church consists of five wood-framed buildings that stand six stories high and wrap around a seven-story precast podium parking deck; the community also includes three ground-level courtyards.
Design elements planned include salvaging the vintage neon sign from the M.T. Gossett building, which stood on the site prior to demolition, for future use in the development as an homage to the history of the area. Interior finishes will feature quartz and granite countertops, urban kitchen design, European-style cabinets, luxury plank flooring, under-mount sinks, and stainless steel energy-efficient appliances. A salt water pool; clubroom with billiards; and activity courtyard showcasing a screening area, bocce ball court, and fire pit complete the amenity package.
The first apartment units are expected to be available in spring 2017.
