The recently awarded 935 Market Street Place is another project gem added to Swinerton Builders San Francisco’s Mid-Market profile! The $60-million retail development will join two ongoing Swinerton residential projects in Mid-Market—Trinity Plaza Phase II and 10th and Market (NEMA)—all just blocks away from Swinerton-built Westfield San Francisco Centre, an upscale shopping mall anchored by Nordstrom and Bloomingdale’s.
The eight-story building will be framed by stainless steel cables and will feature six levels of retail space and two below-grade parking levels. The building front facing Market Street will have a clear-glass curtainwall with fixed glass louvers for ventilation. Substantial demolition of three existing buildings is currently under way, to be followed by the start of new construction in July. Tight working quarters in a dense urban area pose major safety and logistical challenges, which the project team is ready to tackle.
One of the many impressive features of this building is the skylight atrium, which contributes to the sustainability of the LEED® Gold pre-certified project. The two main green components of this atrium are the its natural ventilation system and abundant natural lighting from the skylight, which will both reduce the need for artificial lighting and create a softer day-lit environment. The natural convection will result in approximately 15% to 20% energy cooling savings for the entire building, and the open design of the interior escalators helps sunlight travel from the skylight to the ground level, increasing overall energy efficiency.
The 18-month project is scheduled for completion in early 2015. The fast-tracked schedule of this project included a one-week time allotment for our team to provide a budget. Swinerton has adopted a web-based invitation-to-bid system and document distribution program known as SmartBidNet. The project team used this tool to expeditiously obtain and distribute subcontractor feedback.
