399 Fremont: An Iconic New High-rise in Downtown San Francisco
In March of 2016, Swinerton's 399 Fremont project team celebrated a massive achievement—accomplishing an early TCO for San Francisco’s newest residential tower. Partnered with owner UDR and project consultants SCB Architecture and Project Management Advisors, Inc., the team began turning over this landmark property to the people of San Francisco after less than 24 months of construction.
399 Fremont is a 42-story residential tower featuring 452 luxury rental units, 238 underground parking spaces, modern amenities, and expansive views of San Francisco Bay. Located in San Francisco’s Rincon Hill neighborhood, the sleek, curved glass-and-aluminum tower anchors the high point of the site, and the top floors are home to a rooftop sky lounge. Other amenities include a library, various conference rooms, a swimming pool, day spa, and fitness center, and a dog park.
Also adding to the allure of the living spaces are the landscaped outdoor terraces and balconies that ascend the building and offer expansive views of the city, the Bay Bridge, and the San Francisco Bay.
The team is extremely proud to have contributed to the iconic San Francisco skyline, joining the many other landmark Swinerton projects in the heart of the city.
In 2016, the LEED Silver-certified tower was recognized with a Best Projects 2016 Award by ENR California, and 399 Fremont was the only project out of hundreds submitted worldwide to receive an Award of Merit in the Residential/Hospitality category in ENR’s Global Best Projects competition.
399 Fremont also boasts the United States' tallest solar water heating project—over 400 feet high—with solar panels on top of the building that help save over 12,000 therms of energy annually.
With expansive views of the San Francisco Bay and its convenient location next to bustling transit routes, 399 Fremont appeals to both local and international clientele and has become one of the most sought-after—and talked about—places to live in San Francisco.
