Houston Preservation Alliance Recognizes Lyda Swinerton

Since 1979, the Good Brick Awards have been given to individuals and organizations in recognition of their preservation and restoration efforts. Lyda Swinerton was recognized this year for their efforts on the Club Quarters project at 720 Fannin in downtown Houston and the Owner was presented with a Good Brick Award, the 2005 Historic Rehabilitation Award, during the Greater Houston Preservation Alliance's Cornerstone Dinner on January 27th at the Hilton Americas - Houston.

The Texas State Hotel was built at 720 Fannin in downtown Houston during the 1920s. This historic building stood 16 stories tall with its Spanish Plateresque terra cotta decoration and shear walls of brown tapestry brick. Neglect and time led to the decline of the once luxurious hotel and the project team consequently faced several challenges. In addition to performing work in downtown Houston, the interior had to be completely gutted and rebuilt. The exterior had to be cleaned, inspected and partially reconstructed. Yet despite the tough challenges faced in this historic remodeling project, the final product received the approval of the City of Houston Historical Committee and our Client.

The historic Texas State Hotel was successfully transformed into a new 400-guestroom corporate hotel for Club Quarters with a spectacular lobby and new entrance. The project architect was Page Southerland Page.

ASA Names HMH "General Contractor of the Year"

Harbison-Mahony-Higgins Builders, Inc. was awarded "General Contractor of the Year 2004" by the Capital City Chapter of the American Subcontractors Association. The presentations were made at the ASA Holiday Party & Awards Night that was held on December 8th.

The American Subcontractors Association acknowledges the divergent points of view of a General Contractor and a Subcontractor, but feels the common goal of accomplishment necessitates cooperation between the two entities. For this reason, the Capital City Chapter has developed a set of criteria to single out the Best of the General Contractors in the Sacramento area. By honoring the superior ones, the association not only rewards those who work well with the subcontractors, but also offers them as an example for other generals to follow.

Preservation Award to St. George Hotel

The Los Angeles Conservancy, which honors projects demonstrating outstanding achievement in the field of historic preservation, awarded this year's Preservation Award to the St. George Hotel & Apartments project.

The award was presented to Skid Row Housing Trust and the project team, which includes Swinerton Management & Consulting, during the 24th Annual Preservation Awards Luncheon on May 5th in dowtown Los Angeles. Other project team members are: Richard Barron Architects, Jack Khalifeh & Associates Engineering and Fassberg Construction. This event was attended by more than 600

leading stakeholders from the public and private sectors.

The St. George Hotel exemplifies an increasingly rare form of urban housing, the single room occupancy hotel. Originally constructed in 1904-05 as The Bisbee Hotel, this six-story structure was the tallest building east of the hub of a bustling Los Angeles. By the end of the century, the St. George was uninhabitable to even the poorest seniors.
