Project scope included the tenant improvement build-out of over 66,000-square feet on floors 17 through 21 at the Rainier Tower in downtown Seattle. This project includes construction of lobby areas, internal offices and conference rooms, and open cubicle areas. Architectural features include all-glass entrances and storefronts, decorative metal and woodwork, and oversized flush-wood doors. Finishes include stone and carpet floor tile, textile and fabric wall coverings, and a natural palette of painted gypsum wall partitions. Materials installed with recycled content include drywall, ACT ceiling tiles, carpet backing, linoleum, VCT and solid surface counters. The building management requires 50% waste diversion for construction of tenant improvements. For the total duration of demolition and construction of the build-out the requirement was exceeded as waste diversion came in at over 59%. For operations after construction, the kitchens on each floor and lunchroom on the 18th floor have been designed with built-in sorting bins for recyclable materials that will be used by occupants.
