Scott Conrad to Lead Swinerton's Colorado Division
Leadership at Swinerton Builders Colorado has been enhanced with the addition of Scott Conrad as Division Manager. In his new role, Conrad will work with General Manager, David White, to strengthen Swinerton’s position within the construction and real estate development community. The addition of Conrad to the Swinerton team will support the Division’s goals to expand operations throughout the Rocky Mountain region and serve a broad base of clients.
Before joining Swinerton, Conrad was an officer and served on the Board of Directors for Hensel Phelps Construction Co. and Milender White Construction. Scott began his career in the field managing a wide range of construction projects and quickly progressed to leading teams responsible for work procurement, design management, construction operations, and turnkey project development. With 30 years of building experience in multiple markets across the United States, Conrad brings Swinerton Builders proven leadership and extraordinary talent.
With a deep passion for furthering his own knowledge and the knowledge of others on the latest innovations in construction, Conrad is a LEED® Green Associate and has been an active member of a variety of industry and civic organizations, including Design-Build Institute of America (DBIA), Associated General Contractors (AGC), a Trustee with the Colorado Symphony Orchestra and the Rocky Mountain Repertory Theater. Additionally, he was appointed to serve on Denver’s Building Code Review Committee, has lectured at universities around the country, and has been a speaker at American Institute of Architects (AIA) and DBIA conferences and seminars. He and his wife Stephanie have also established a charitable foundation committed to supporting educational opportunities through scholarships. Conrad holds a Bachelor of Science in Construction Management from Bowling Green State University and will be based out of Swinerton’s Arvada office.

Swinerton Builders Special Projects Division Announces Promotion and New Staff Member
Bret Hall has been promoted to Director of Special Projects at Swinerton Builders Colorado, to provide leadership and ensure that each project is delivered to the expectations set by the client. In his new role as Director of Special Projects, Hall will oversee 16 employees in the Special Projects Division, which has a gross annual revenue of $30 million in tenant improvement, mission critical, hospitality, medical, educational, and other special projects. Prior to his recent promotion, Hall was the Senior Estimator with Swinerton’s Special Projects Division for 10 years. With over 22 years of experience in the industry and a degree in Construction Management from Arapahoe Community College, Hall brings unmatched experience and passion to the division. To support Hall in his new role, Swinerton Builders Colorado has hired Darrell Torres to serve as Senior Estimator for special projects. Torres brings 11 years of estimating and preconstruction experience to the firm in the planning and management of estimating activities for specific construction projects. Together with Hall, he will also seek to enhance Swinerton’s position within the Special Projects market. Swinerton Partners With LAUSD to Build a Legacy in Education for the Students of Jordan High School
Jordan High School, a public high school located in Los Angeles, is restructuring into small learning communities (SLC) which will each provide a unique yet coherent learning environment for students. This significant transformation on campus will require major construction that is to be completed in multiple phases. Swinerton Builders Los Angeles is proud to announce that the Los Angeles Unified School District (LAUSD) has selected them as the Design-Build General Contractor for the Jordan High School Redevelopment Project. Swinerton's design-build partner on the project is DLR Group WWCOT, with whom they have a long history of streamlined collaboration and success. Their integrated project approach incorporates subcontractors and subconsultants into design and construction, and fosters interaction with all stakeholders and end-users. By truly understanding the goals and desires of the faculty, students, and local community, the team will provide a learning environment to succeed and promote a sense of ownership. Swinerton will use their extensive K-12 and DSA experience to complete this project. The scope of work includes the construction of two new three-story SLC classroom buildings, a new practice gymnasium, and renovations and additions to seven existing buildings. The renovations will include: modernizing the existing two-story administration building, converting the existing multi-purpose building into a library, and reconfiguring the girls' gymnasium into a food service and multi-purpose building. Additional scope includes removal of all temporary structures and six acres of new landscaping and miscellaneous site work. At completion of the project there will be two SLCs that will accommodate 750 students each; for an impressive total of 1,500 students on one campus. The entire student population, faculty, and staff will share core facilities. The new and renovated buildings on campus will maintain the character and history of the original architecture, while providing modern, open work facilities that encourage collaboration. Lief Kaiper Joins Swinerton Family of Companies
San Francisco, CA – May 9th, 2011 Lief Kaiper has been selected by Swinerton Builders and HMH Builders to lead their healthcare business development efforts in Northern California. Beginning in 2011, Swinerton Builders and HMH Builders have become an integrated healthcare construction provider. In his new role, Lief will provide a unified sales and marketing approach.

He predicts healthcare will continue to be a strong market in Northern California and that there is great potential for more work on healthcare campuses as a result of the state’s clean energy legislation. Kaiper brings over 17 years of business development and marketing experience with a wide range of market sector knowledge in science and technology, healthcare, education, and federal government work. Swinerton Celebrates Topping Out of LEED Gold Project at UCSD
San Diego, CA, April 11, 2011 — University of California San Diego, one of the greenest universities in the nation and promoter of sustainability solutions throughout the region and the world, recently got one step closer to making their campus even greener.
On April 8th, Swinerton joined faculty, students and community members on campus in one of the construction industry’s oldest customs, a topping out ceremony. The Management School Phase 2 project is a 50,000-square-foot addition to the Rady School of Management in UCSD Business MBA Program. The five-story, steel structure is comprised of two buildings that once complete will connect to the existing Phase 1 occupied building and house two large auditoriums on the ground level, as well as instructional, research labs, offices, executive education classrooms and multipurpose spaces. It will also provide an interior courtyard and pedestrian friendly walkways that will connect to the existing buildings and the rest of the campus.
The structure was designed and is being built to achieve LEED Gold certification from the U. S. Green Building Council. Swinerton Builders San Diego is the General Contractor on the project and the Architect is Ellerbe Becket. Project Management is being provided by UCSD Facilities Design & Construction. The Team is employing Building Information Modeling (BIM) on the project, from basic MEP coordination to 4D modeling, used by which Swinerton to integrate their model and schedule into a time lapse video that can also be cost loaded.
To date, Swinerton Builders San Diego has successfully worked on the UCSD campus for 12 years and completed 12 projects. This long-lasting relationship has extended their experience in campus environments, working in or near occupied facilities; expanded their BIM experience with coordination of complex facility needs; and allowed them to collaborate with an outstanding team at the University. We are proud to be partnering with UCSD, together building a legacy in higher education.

In his new role as Project Executive, Evans will be charged with cultivating new business relationships and positioning the division for serving the next wave of gaming, hospitality, and infrastructure work for local tribes.
With over 20 years of experience in the construction industry, Evans brings to Swinerton an unmatched drive, intensity, and passion for promoting construction services. For more than a decade the Native American market has been his area of expertise, and he has managed more square feet in the market than anyone else in the Northwest.
A resident of Renton, Evans is committed to bettering the communities in which he lives and works, coaching junior football and basketball, as well as supporting a variety of community organizations including Rebuilding Together Seattle. Swinerton Celebrates Monumental Construction Milestone with SCUSD
Santa Clara, CA – March 21, 2011 - Wilcox High School, a public high school located in Santa Clara, had a unique lunchtime celebration last Friday that revolved around one of the construction industry’s oldest customs, a topping out ceremony. The highlight of the festivities included the hoisting of a construction beam that was decorated and signed by the high school students themselves, providing them a chance to be a part of this monumental milestone in the long history of their campus.
On March 18th, Swinerton joined students, faculty, district staff, BFCG Architects, and S. O. S Steel at Wilcox High School to celebrate the topping out of the new Building R. The three-story, 35,000-square-foot building will house 24 classrooms is scheduled to be completed this summer for the start of the 2011 school year.
During the celebration, Principal Bonnie Billings stated, “This new building impacts not only the students, who are so excited and can’t wait for it to be complete, but our entire community. We have had 50 graduating classes here at Wilcox and hope to have 50 more to come; which this building will help us do.”

Swinerton Celebrates Topping Out at Montgomery High School
San Diego CA, February 14, 2011 — Montgomery High School, an energy-efficient public high school located in San Diego, just held a unique celebration on their campus. The highlight of the festivities included a hoisted beam that was decorated and signed by the high school students themselves!
On February 10th, Swinerton joined faculty, district staff, SGI Construction Management, and the project subcontractors at Montgomery High School in one of the construction industry’s oldest customs, a topping out ceremony. Swinerton is currently completing a modernization project on the school campus, which includes the renovation of an existing 5,000-square-foot building into a new learning center, construction of a new 22,000-square-foot library, site utility improvement throughout the campus, the demolition of several existing classroom facilities, and the construction of a new courtyard and covered walkway. Once complete, the library will be seeking LEED Gold certification from the U. S. Green Building Council. When the certification is achieved, Montgomery High School will rank among the top sustainable high school campuses in the country.
Swinerton Builders San Diego is the General Contractor on this project for Sweetwater Union High School District, working with architect Ruhnau Ruhnau Clarke and the District’s construction manager SGI. Green highlights of the modernization project include a bio clean nutrient separating baffle box to clean stormwater in the storm drain system, a water efficient landscaping system, a 75% diverted waste requirement, a Building Energy Management System, finish materials meeting both the 20% recycled content and 20% regional materials requirements, daylighting controls for the building lighting system, and a comprehensive LEED signage program for the school campus. Swinerton is also providing structural elements on the building to accommodate for future rooftop solar panels.

Before joining Swinerton, Sandersfeld performed several Marketing and Business Development roles for Taisei Construction Corporation. Prior to his work in the Bay Area, he worked on the single-family residential side of the industry in the Midwest, followed by the products side for window and door giant Jeld-Wen, Inc. in Oregon and California. Sandersfeld brings to Swinerton an unmatched drive, intensity and passion for promoting construction services.
With a deep belief in sustainable construction initiatives, Sandersfeld is a LEED® AP and member of the USGBC in addition to NAIOP, SMPS, IFMA. A resident of Los Altos, California, Sandersfeld is committed to the Silicon Valley community and participates in various community organizations including the Mission City Community Fund.
