Swinerton Renewable Energy has a strong track record of photovoltaic (PV) facilities management, with O&M services comprising performance monitoring and alerting, parts management, service ticketing, reporting, preventive and corrective maintenance, warranty administration, and site maintenance, including vegetation mitigation and module washing. Historically, Swinerton has only offered service contracts on PV sites they constructed. Repeated client requests for such value-add services on sites that Swinerton did not construct led to the company's decision to expand into the broader solar market.
Strong Demand for Solar Facility Services Swinerton already commands a significant solar O&M portfolio, with service contracts on more than 600MWdc. Most contracts include availability and performance guarantees, which offer customers significant financial security. Such guarantees were a significant advantage cited by K Road Power in their recent decision to award Swinerton a 10-year O&M contract for the future 340MWdc Moapa Solar Plant in Nevada, which Swinerton will also construct.

Swinerton Renewable Energy Awarded Contract to Construct and Operate 250 MWac K Road Moapa Solar Plant
Amongst the largest solar plants to be constructed, Swinerton was selected to build and manage the first major utility-scale solar project on Tribal land
San Diego, CA, January 10, 2013 – Swinerton Renewable Energy, a leading builder in the solar utility industry, has been awarded an engineering, procurement and construction (EPC) contract by K Road Moapa Solar for the 250MWac solar plant. It will be the first large scale solar project on Tribal property.
K Road Moapa Solar awarded two contracts to Swinerton for the Plant, the values of which have not been disclosed. Under the first contract, Swinerton will serve as the design-build contractor undertaking the engineering, construction and equipment procurement for the project. In addition, a second contract was executed for Swinerton to operate and maintain the solar plant for ten years with a performance generation guarantee.
The K Road Moapa Solar Project is located on the Moapa Paiutes’ Tribal land 30 miles northeast of Las Vegas, Nevada. It will supply power to the Los Angeles Department of Water and Power (LADWP) under a 25-year supply contract that will provide clean power to more than 118,000 homes.

K Road awarded the contracts to Swinerton after a thorough and highly competitive selection process. "Their proven capabilities will ensure that the Project is expeditiously completed to the highest standard, while carefully considering the interests of all our partners and stakeholders."
Guarantee of Energy Generation Swinerton, which will be celebrating 125 years in the construction industry this year, has built over a dozen solar utility plants in the United States and Canada totaling over 185MWdc. In addition to building the solar plants, Swinerton’s Service Division, led by Joe Brotherton, offers comprehensive service offerings including operating and maintaining (O&M) and monitoring solutions via their proprietary software platform, SOLV. "Due to our unique service offerings and monitoring solutions, we were able to offer K Road strong performance guarantees to provide the energy generation assurance they needed to fulfill their power purchase agreement (PPA) contract and necessary financial security," says Brotherton.
Work to Commence Immediately Swinerton Renewable Energy will begin engineering design and access roads for the project immediately, and expects to break ground in June 2013. Dave Grubb, Jr., Director of Strategic Procurement, says, "The site design and key technology components will be finalized soon and long-lead time equipment orders will be placed to ensure an on-time delivery."
The plant is expected to be commissioned in multiple phases, with the ability to produce and deliver energy as early as May 2014. Although it is an aggressive schedule, Swinerton has a history of completing solar plants on-time and looks forward to working with K Road Moapa Solar and the Moapa Tribe on this historic project.

Swinerton Builders in Partnership with IDG Parkitects Selected for Award of JPL's West Arroyo Parking Structure Project
Swinerton Builders in partnership with IDG Parkitects have been selected for award of subcontract as the design-build team for Jet Propulsion Laboratory’s West Arroyo Parking Structure in Pasadena, California.
The $17.5 million project consists of a 4.5-story, 1,436-stall, cast-in-place concrete parking structure. It also includes significant ancillary roadway and surrounding hardscape improvements, as well as the demolition of existing buildings and the City of Pasadena-owned East Arroyo Parking Lot. The project also provides the structural capability for a future support grid for photovoltaic panels over the upper parking level.
Swinerton has worked on past projects at NASA sites, including JPL’s Flight Project Center and the NASA Ames Research Center’s Sustainability Base. Swinerton and JPL have a shared commitment to minimizing impact to the surrounding community, which will be evident through the innovative design of the new parking structure.
Groundbreaking occurred on November 7th, and construction on the parking structure will begin in March 2013; estimated completion is set for March 2014. Additional design-build members include: Structural Engineer Jessen-Wright, Civil Engineer Land Design Consultants, Inc., and Traffic Consultant LSA Associates.

Swinerton Builders and WRT Unite Community Through New Townsend Street Parklet
In a collaborative display of their commitment to the local community, Swinerton Builders San Francisco and Wallace Roberts & Todd (WRT) recently partnered to transform metered parking spaces in front of D’Urso Café Italian Delicatessen into the Townsend Street Parklet. On September 28th, Swinerton Builders and WRT joined community partners, sponsors and the local neighborhood for a ribbon cutting ceremony to celebrate this new unique public space the entire community can enjoy.
At its heart, the Parklet design is a reflection of the neighborhood that it serves and its history. The Parklet itself is three parking spaces in length and was constructed largely from reclaimed materials from buildings in the vicinity. The primary structural components are 12x6 Douglas Fir timbers, 14 feet in length, that were salvaged from the recent interior renovation of the Ogden Meatpacking building, now occupied by Twenty Five Lusk, and held by the owners of ArcWood and Timber. Both of these businesses are located on the alleys that frame the Parklet on Townsend – Lusk and Clyde Streets. These timbers are arranged both vertically – to create structure and create a modular rhythm, and horizontally – to provide seating, a bar, and an area for bike parking.
The flooring of the Parklet was constructed of reclaimed 2x6 tongue-and-groove decking, also donated from ArcWood and Timber. The decking is laid perpendicular to the sidewalk, reminiscent of the shipping docks that once lined the shoreline of MissionBay. This location also marks the point at which the City of San Francisco met the waterfront, prior to the filling of MissionBay in the nineteenth century. The angled “masts” formed by the vertical timbers in the Parklet allude to the maritime and industrial character of the neighborhood during that era.
The unifying aesthetic of the Parklet is informed by the vocabulary of SOMA’s industrial heritage and that of the railroads that characterized its development. In addition to the structural timbers, cast iron tension rods, anchor plates, brackets, and reinforcement straps mimic those found in industrial buildings throughout the neighborhood.
As an addition to the bustling SOMA neighborhood, the Parklet will mark a crossroads, uniting people from nearby businesses and adjoining neighborhoods in a common public space. Its close proximity to multiple transportation modes, including a well-traveled bicycle lane, the CalTrain station, and multiple bus routes, brings people together from throughout the city and the region. This too is a tie to the history of the place, where the Santa Fe Depot once stood, industry soared, and the community converged.

Swinerton Tops Out Design-Build Construction on West Rail Line Parking Structure
Swinerton Builders is thrilled to announce the topping out of the design-build RTD FasTracks Lakewood - Wadsworth Parking Structure. Located in Lakewood, this 1026-space, four-story parking structure will serve bus and light rail riders when the West Rail Line opens April 26, 2013. Swinerton Builders leads the design-build team which also includes Structural Engineer S.A. Miro; Architect Gensler; M/E/P/F Engineer BCER Engineering; and Parking Design Parking Consultants, LLC.
Swinerton’s commitment to diversity begins with an unwavering dedication to partnering with small and historically under-utilized businesses. Swinerton created SOLV™ to support their commitment to building the highest quality, most efficient solar plants possible for their customers. Last year Swinerton Renewable Energy created a new division focused on operating and maintaining (O&M) solar utility plants being lead by industry-veteran, Joe Brotherton. Swinerton Builds Triumph Out of Tragedy at Merritt Trace Elementary
After the previous classroom building burned down, Trace Elementary School was in serious need of a replacement classroom building on their campus. Together with Swinerton Builders Silicon Valley, Trace Elementary School built triumph out of tragedy with a new learning environment to start off the school year.
On August 31st, General Contractor Swinerton joined faculty, students, and district representatives for a ribbon cutting ceremony to celebrate the new two-story, 26,618-square-foot building that includes 18 classrooms, a media center/library, and support spaces. Swinerton’s design-build partner on the project was BFGC-IBI Group, whose sustainable design thoughtfully melded with the existing adjacent administration wing, built in 2009.
“Today is a joyous day as we celebrate our new building grand opening!” said Trace Elementary School Principal Anacelia Rocho. “For Trace school, today marks the beginning of a new era. We are united, stronger, excited, and looking forward to our future.”
The unique “single-loaded” new building has circulation on one side only, toward the interior of the campus, with exit stairs located at each end of the building and an elevator centrally located for convenient access. This linear solution provides north light on the street side of the building and south light on the circulation side of the building with overhangs for rain and sun protection, an ideal orientation for sustainable design. Additional building features include handmade ceramic tiles, a metal roof system, an elevator, and custom casework.

The Fourth Annual Orange County Business Journal and Best Companies Group Best Places to Work Competition has announced Swinerton Builders a winner!
To be eligible, companies had to fulfill the following requirements: - Be a for-profit, not-for-profit business or government entity - Be a publicly or privately held business - Have a facility in Orange County - Have at least 15 employees in Orange County - Be in business a minimum of 1 year
Companies from across the county entered the two-part survey process to determine the Best Places to Work in Orange County. The first part consisted of evaluating each nominated company's workplace policies, practices, philosophy, systems and demographics. This part of the process was worth approximately 25% of the total evaluation. The second part consisted of an employee survey to measure the employee experience. This part of the process was worth approximately 75% of the total evaluation. The combined scores determined the top companies and the final rankings. Best Companies Group managed the overall registration and survey process in Orange County, analyzed the data, and determined the final rankings.

West Sacramento's Riverbank Elementary School Gets Makeover
Washington Unified School District and HMH Builders Team Up to Enhance School
Riverbank Elementary was opened more than 50 years ago as a high school. Since that time it has morphed and changed to better serve the community. During the 2011-2012 school year the 12-acre campus was home to third through eighth graders but after a 10-week, $8-million overhaul the campus reopened on August 22, 2012 greeting students’ kindergarten through eighth grade.
While minor work started in May while school was still in session, the majority of the work began in June when school was out, giving HMH Builders just 10 short weeks to complete this unique transformation that not only allows for more students but will improve the students’ learning environment and safety.
Starting on the outside, the parking lot was redesigned with safety in mind, providing much needed space to drop students off, and separating the entrances for kindergarten through fifth grade from those for sixth through eighth grade. The walkway leading to the entrance was also redesigned and made ADA compliant with new landscaping and decorative fencing. The school even received a new marquee, complete with an LED sign that can be used for posting announcements. Other improvements to the outside of the campus including adding a new section of asphalt for recess and PE activities, which doubles as a way to improve the fire departments access to the campus.
On the interior, each of the 42 classrooms on the campus received a technology makeover. All are now equipped with smart boards that allow a teacher to project his or her computer screen or other video directly onto a whiteboard and then write over it or to show educational videos. A new fiber optic network and fire alarm system was installed across the campus along with a new intercom system to improve campus-wide communication, security and fire safety. Many rooms have new windows to let in more natural light, fresh paint, cabinets, tack boards and carpeting.
Additionally, some rooms were also completely remodeled such as what was once a dark building with no windows transforming into the campus’ kindergarten wing complete with three classrooms, smart boards, windows, and a separate play area with shade structure. A building that housed outdated gym equipment has been turned into five new classrooms for second graders. Two old locker rooms that were being used as storage areas are now places for learning. The girls’ locker room is now a fitness studio with climbing wall and will also be used for indoor sports and yoga. The boys’ locker room was gutted and renovated into two wet science labs.
“We are impressed and relieved by the ability of the HMH Team to complete this major renovation to Riverbank, both on time and on budget,” said Dr. Dayton Gilleland, Ed.D., Washington Unified School District’s Superintendent. “The efficiency of this project, coupled with the hard work of teachers and district staff, has resulted in a beautiful school setting that stands ready to meet our students and families on the first day of school.”
In the coming months the campus will continue to see limited construction including a completely remodeled commercial kitchen to prepare school meals. During this construction, meals for students will be made at other district facilities and brought to the school for students.

Swinerton and First Unitarian Universalist Church of San Diego Create Warm Inviting Space for Local Community
Swinerton Builders San Diego and the First Unitarian Universalist Church of San Diego are proud to unveil the newly completed Welcome Center and Campus Site Improvement project, providing a much needed facility that will serve the Hillcrest neighborhood and surrounding community for years to come. The project consisted of ground-up construction of the new tri-level Welcome Center, which is comprised of 8,707 square feet of space for church functions, community events, study classes, and business meetings. Architectural design services were provided by Platt/Whitelaw Architects, Inc., and Construction Management Services by Southern Cross Property Consultants.
Situated on 7.5 acres of land, the 26,201-square-foot campus of the First Unitarian Universalist Church of San Diego is comprised of a preschool, an administration building, a meeting house and chapel, and a religious education building. The Welcome Center adds to the mix with two staff offices, a full-service commercial kitchen used for special events, meeting rooms, a library, and storage. What makes the Welcome Center truly unique is the 23 different ceiling heights found throughout the building, including eight different heights in the main assembly hall alone. Swinerton also performed utility upgrades, landscaping/irrigation, habitat mitigation, and hardscapes. Landscaping included planting native trees and eco-friendly shrubs in the courtyard, as well as a rainwater filtration system.
Used by children and adults alike, Swinerton is honored to have been a part of the Welcome Center and trusts it will foster peace and hope for everyone who visits.

Swinerton Renewable Energy to Construct and Manage Operations for over 120MW Solar Utility Generation in 2012
Swinerton Renewable Energy, a leading engineering, procurement and construction (EPC) builder in the solar utility industry, announced today that it has been selected to design and build over 120MW generation capacity at multiple solar utility plants in 2012. The plants, ranging from 5MW to 30MW, will be constructed both domestically and internationally. In addition to designing and building the solar utility plants, Swinerton Renewable Energy has launched a new division focused on operating and maintaining solar utility plants. George Hershman, VP for Swinerton Renewable Energy, says, “We have proven success in designing and building solar utility plants and, based on customer demand, we now offer comprehensive operations and maintenance (O&M) for solar plants after they are built. Our key customers requested that we provide O&M services based on our industry knowledge and expertise.”
Swinerton Renewable Energy recruited Joe Brotherton, an industry leader in Solar Utility Operations and Maintenance Services, to lead the new O&M Division as Technical Services Manager. Based on Brotherton’s experience and background, he quickly implemented an aggressive strategy. Brotherton says, “Automating solar plant service processes is the key to driving down the cost to serve. Inverters are the brains of a utility site and are capable of sophisticated diagnostics. We needed to leverage remote diagnostics to minimize truck rolls. The custom site technology that we needed did not exist at the integrated site and device level we needed, so we built it.”
As part of the O&M Division launch and strategy, Swinerton Renewable Energy invested significant funds in creating a leading-edge monitoring platform to efficiently and effectively manage the operations of solar plants. This will be achieved by leveraging advanced technology to monitor performance, measure production, escalate issues, report financials, and identify proactive service needs; these will all be custom-designed to the design and devices of a particular site. Launched as a new product offered by Swinerton, this complete solar monitoring solution has already proven great success. Contracted to manage over 150MW of utility-scale solar generation by the end of 2012, it will be one of the largest, independent monitoring platforms in the nation.
“We wanted the best monitoring solution in the industry, so we recruited top talent from the high-tech industry. Elaine Wood, former Director of Internet Solutions for Sun Microsystems, joined Swinerton in February to lead the monitoring platform development,” said Brotherton. “She was a perfect fit and hit the ground running due to her software engineering background and significant renewable energy industry experience, with prior strategic project management positions at the National Renewable Energy Lab and Advanced Energy.”

RTD Breaks Ground on Final Phase of West Rail Line
RTD is breaking ground on the final structure on the West Rail Line that will serve Denver, Lakewood, Golden and Jefferson County. The groundbreaking on the five-story, 800-space parking garage at Sheridan Boulevard and 10th Avenue places RTD one step closer to opening the 12.1-mile line in April 2013—eight months ahead of schedule. The structure, which is expected to serve more than 3,700 each weekday, will open with the rest of the line—next April.
“As the build-out of the West Rail Line nears completion, this groundbreaking marks a milestone for the entire Denver metro region. The prospects of greater connectivity to boost our region-wide efforts towards economic development, job creation and rapid transit are what spurs this development effort forward,” said Denver Mayor Michael Hancock.
The West Rail Line, the first of RTD’s FasTracks rail lines, has also served as an economic engine for the metro area. It is estimated that 200 people will be needed to construct this latest parking garage. “The Sheridan contract requires 51% small business participation, which is an unprecedented level of commitment to the small business community in the Denver metro area,” said Phil Washington, RTD general manager.
The structure is being designed by Gensler and built by Swinerton Builders Colorado, which is also building the RTD parking garage at Wadsworth Boulevard and 14th Avenue in Lakewood. The parking structure is designed to maximize sustainable features such as low water-use landscaping, storm water quality, bicycle parking, and provisions for future solar panels and plug-in hybrid electric vehicles. Swinerton will recycle material during construction and implement a site management plan for erosion control and to contain all construction debris.
“We’re proud to be partnering with RTD to develop a key component in such a crucial transit system,” said Scott Conrad, Swinerton Builders vice president and Colorado division manager.
The West Rail Line is a 12.1-mile light rail line that will serve Denver, Lakewood, Golden and Jefferson County, connecting Denver Union Station to the Jefferson County Government Center. It is scheduled to open with an expected daily ridership of 19,300.
FasTracks will build 122 miles of commuter rail and light rail, 18 miles of bus rapid transit service, add 21,000 new parking spaces, redevelop Denver Union Station and redirect bus service to better connect the eight-county District. FasTracks is projected to create thousands of construction and related jobs during the height of construction and will pump billions of dollars into the regional economy over the next 20 years.

Swinerton Builders Seeing Early Success on High Desert Health System Multi-Service Ambulatory Care Center
Five months after breaking ground, Swinerton Builders is experiencing early success on the High Desert Health System Multi-Service Ambulatory Care Center (MACC) for the County of Los Angeles. Located in the City of Lancaster, Swinerton is providing design-build services for this new two-story ambulatory care facility, a separate one-story service building, an on-site central plant, and all related site and infrastructure improvements. Totaling approximately 142,000 square feet, this new $98-million, design-build, OSHPD-compliant project includes photovoltaic panels to generate solar power. The new two-story ambulatory care facility will house a large ambulatory surgical center, adult and pediatric primary care clinics, an urgent care clinic, a women’s clinic, medical and surgical subspecialty clinics, and ancillary diagnostic and treatment services. The complex also includes a one-story facility that will house administrative and support services, while site improvements will be made to the property to support the new complex.
As of late June of 2012, the electrical underground has been completed for all three High Desert MACC buildings. In addition, site wet utilities have been completed on site and are currently connecting at the street. Steel erection is also progressing rapidly, and has been completed on the West Wing of the main two-story ambulatory care facility. Swinerton is utilizing an electro-slag welding process on structural steel, much like the process currently being employed on the new San Francisco Bay Bridge; this method saves significant fabrication time, and is one of many value-engineering practices being used on the High Desert MACC project. The concrete masonry unit has begun work on Building M, while the installation of footings has started for the parking lot light poles and photovoltaic panel bases. By projecting a LEED® Gold status for the project, it is exceeding the LEED® Silver certification required by the County of Los Angeles. Many green features will also be integrated into the buildings as work progresses, including the minimization of heat gain and the optimization of glare-free natural lighting of occupied spaces. Swinerton is proud of the work done thus far, and is excited at the opportunity to provide a state-of-the-art healthcare center for the High Desert community.

Together the team, lead by Swinerton Business Development Manager and House Captain Nick Sandersfeld, all pitched in to upgrade a beautiful old Victorian home owned by InnVision The Way Home, an organization dedicated to empowering homeless and at-risk families and individuals in finding the way home. This effort is accomplished by offering various levels of housing and day programs in a safe and supportive environment. "Our firm is proud to celebrate the dedication day at NASA Sustainability Base today," said William McDonough. "We have had the honor to work with NASA and a number of firms to make this a reality. This building could be the first to truly demonstrate what 'continuous improvement' means in the build environment, which truly embodies the spirit and purpose of Cradle to Cradle."
NASA executives and California Congressional Representatives attended the dedication today and California Lieutenant Governor Gavin Newsom arranged for a tour the day before the ceremony as well to see the building and learn about its design and innovation. Representatives from the full design and construction team were also on hand for the ceremony, including Swinerton (contractor), AECOM (architect of record/landscape architect of record/structural and mechanical engineer), Loisos+Ubbelohde (daylighting/lighting/energy consultant), and Siteworks Studio (design landscape architect).
William McDonough + Partners designed the building to embody its founder's positive, "more good" approach, rather than pursuing "less bad" strategies. This included emphasizing the human health and well-being factors that would be critical for a supportive office for those working at the NASA Ames campus. One example of this is in the innovative exoskeleton design. The approach offers increased structural performance during seismic events, provides an armature for daylighting and shading strategies, and creates a column-free interior that facilitates workplace flexibility. It also becomes the icon for the building, recalling lunar modules and satellites. Other project innovations range from aggressive daylighting and natural ventilation design to in-depth materials screening. The resulting building will be a flexible workplace filled with glare-free daylight, fresh air and abundant connections to the outdoors, serviced by systems that will use only renewable energy.
"Working closely with Bill McDonough and his team was inspirational and extremely beneficial. The collaborative process yielded a highly sustainable and beautiful design--optimized for building performance and representative of our values," said Steve Zornetzer, Associate Center Director, NASA Ames Research Center. "I see this as a prototype of a 21st-century building. This is the way we're going to have to think about building in the future."
In addition to being a high-performance workplace at the Ames Research Center, the project will also be a test-bed for NASA technologies and partnerships, some of which are already under way. NASA is working with Lawrence Berkeley National Laboratories (LBNL) to ensure that monitoring systems and data collection will help ensure that this project will continuously improve over time. According to Stephen Selkowitz, Department Head, Building Technologies, Environmental Energy Technologies Division, LBNL, "This is an exciting and potentially groundbreaking building on many levels--design process, technology, systems integration, occupant-focus, and smart operations. We look forward to continuing our collaborations with NASA and William McDonough + Partners and to all this building will have to share in the years ahead."
