We performed Design-assist construction services for this 85,500-square-foot, three-story, steel moment frame, Class "A" office building with one level of below-grade parking. Construction on the tight site required significant temporary shoring.

Tenant improvements included the buildout of suites for eight separate entities renting space in this building: Excel Legacy, 24,000 square feet; Newsmaker, 5,070 square feet; Onyx, 2,395 square feet; Cornerstone Wealth, 3,060 square feet; Harris and Associates, 1,426 square feet; Janis and Brown Associates, 3,150 square feet; a speculative suite 1,804 square feet; and the buildout of the main office of Swinerton Builders San Diego.

The current Swinerton office in this building was built out in two phases; the first phase at 6,300 square feet and the expansion at 5,480 square feet. A remodel of the existing suite for Excel Legacy followed the initial tenant improvements.
