A Better Building, Cleaner Water
HaloSource, a company that provides eco-friendly solutions for clean drinking and pool water, has chosen Swinerton Builders Northwest to relocate their manufacturing plant.The scope of work will involve construction of a 10,000-square-foot pilot production plant and remodel of an existing 10,000-square-foot building for HaloSource’s pilot plant warehouse and testing area.
A High-Tech Win for Seattle at Harborview Medical Center
Swinerton Builders Northwest was recently awarded a complex project to renovate an existing operating room theatre at Seattle’s Harborview Medical Center. The Endovascular Operating Room (EVOR) #17 project consists of remodeling approximately 1,800 square feet in the basement of Harborview’s west wing adjacent to an existing operating room bank.

Gables Residential and Smith/Jones have recently awarded Swinerton Builders the Monroe Street Apartments and parking structure.
This luxury apartment community located in the Cherry Creek area of Denver, will have 300 residential units with high-end features and amenities. Swinerton will provide preconstruction services and work with the prestigious architectural firm of Ziegler Cooper Associates throughout the winter, and will break ground next May on this eight-story, 540,000-square-foot cast-in-place concrete structure.

Swinerton Builders Hawaii Wins in "Spa"ctacular Fashion at Fairmont Kea Lani
Known for its lavish and luxurious island-style accommodations, the Fairmont Kea Lani in Maui has chosen Swinerton Builders to uphold the brand with the renovation of the Spa Kea Lani.
This renovation will include selective demolition, sitework, soil treatment, landscaping, concrete, structural steel, architectural casework, countertops, roofing, firestopping, doors, frames and hardware, glazing, skylights, specialties, audio visual, and MEP. Construction is estimated to start in May 2013 with estimated completion in November 2013.

Another Great Win To Strengthen Our Healthcare Presence In The Northwest
The Seattle office is proud to announce that we’ve been awarded a 3,400-square-foot chiropractic clinic located in the Capitol Hill District for Functional Health.
This project consists of remodeling an existing space to create a large physical therapy area, three treatment rooms, two massage rooms, two naturopath rooms, one x-ray room, and one traction room.

Commitment to Excellence and Teamwork Pays Off
After almost two long years of pursuing this project, the Jet Propulsion Laboratory (JPL) has unanimously selected the design-build team of Swinerton Builders/IDG Parkitects for the JPL West Arroyo Parking Structure in Pasadena, California. This project consists of a 4.5-story, 1,436-stall, cast-in-place concrete parking structure providing JPL with a net 1,211 new parking stalls. Scope also includes significant ancillary roadway and surrounding hardscape improvements, demolition of existing buildings and City of Pasadena-owned East Arroyo parking lot, and the structural capability for a future support grid for PV panels over the upper parking level.
Design of this project will begin immediately and will utilize the use of 3D Building Information Modeling to better integrate all design and engineering disciplines, as well as improve construction coordination and scheduling through a virtual environment. Construction of the parking structure will commence in March 2013, with a schedule of final completion on March 28, 2014.
Additional design-build team members include: Structural Engineer Jessen-Wright; Civil Engineer Land Design Consultants, Inc.; Traffic Consultant LSA Associates; and of course, Swinerton Concrete.
Swinerton Builders Colorado - 10/16/12
Colorado Special Projects Group Places Winning Order
Colorado’s Special Projects Group has been selected by CBRE-Denver and CraftWorks, an operator and franchisor of brewery and craft beer-focused casual dining restaurants, to build-out a new regional office in the Arista development in Broomfield. CraftWorks restaurants include Rock Bottom, Old Chicago, and Gordon Biersch, among other concept restaurants.
Totaling more than $500,000, this project includes a test kitchen, a reception area with functional bar, and office space. Work begins in mid-November with completion anticipated in mid-January.

Swinerton Wins Two More Projects With Delta
Swinerton Builders Los Angeles was recently awarded two more projects for Delta Air Lines at the Los Angeles International Airport.
Delta Sky Club Refresh
This smaller project will be comprised of interior finishes (tile, carpet, & paint) and fixture (bar casework) replacements, with minor interior door/wall additions. Procurement commenced in September with a projected finish date of February 2013.
Delta Switchgear Replacement Phase 2A & 2B (Enabling Project)
The second project includes a master plan for a complete power upgrade of Terminal Five. This Enabling project facilitates the procurement of critical long lead items while the overall project cost, schedule, and GCs are finalized. The project started at the beginning of this month and will go on for the next three years.

Ernst & Young Selects the Washington Division For Their New TI Project
Ernst & Young has selected Swinerton Builders Washington division an 8,000-square-foot office expansion tenant improvement project.
This project occurs on the 35th and 37th floors of the Wells Fargo Center and consists of a dual training room, Internet Café, private offices, CSG/Reprographics room, open offices, and a team room. Some of the finishes include custom architectural cement wall panels, wall tile, clerestory glass, and specialty graphics.
Swinerton Builders Silicon Valley - 10/01/12
Our Education Mission in Northern California Continues
Fremont Union High School District (FUHSD) has awarded Swinerton Builders Silicon Valley a lease-leaseback(LLB) developer services contract for Homestead High School in Cupertino, California. Homestead High School desperately needs a new Field House building to house both athletic activities and their nationally recognized band program. Scope of work for this project includes demolition of the existing site improvements and utilities; construction of a new Field House Gymnasium building with associated site work; construction of two tennis courts; and associated site work at the school. Our initial work on this project included an extensive budgeting/value-engineering effort with the district and Construction Manager Kitchell to bring the project to fruition.
Homestead High School’s 12,553-square-foot Field House building includes a lobby, trainer room, restrooms, gymnasium, and storage space. The 12-month construction schedule kicked off this past month. This is our first project with this new school district, and we are one of only four general contractors prequalified in this district’s LLB program. Additionally, this is FUHSD’s first LLB project to break ground and will be the first to finish. There are three additional large projects in the pipeline. Swinerton is working with NTD Architecture on this endeavor.

Swinerton Austin Division Continues Corporate Work with T-Mobile
The Special Projects group in Texas was introduced to T-Mobile last year by our Seattle office when we were invited to bid on a small Houston project. We were successfully awarded the project, which doubled in size before its completion earlier this year.
Since that introduction, we were awarded a project in Frisco outside Dallas and most recently a new project in Austin. This award, without competition, reflects the care taken by our Special Project group to ensure the client’s needs come first. Both facilities are operating 24/7 and include critical call centers that must remain operational during construction.

Swinerton Gets You There With Care
Swinerton Builders Los Angeles was recently awarded the Delta Air Lines Landside Redevelopment Project at LAX’s Terminal 5. The scope of work consists of the demolition and renovation of the ticket lobby, baggage claim area, the security screening checkpoint (SSCP), selected vertical transportation, a new service elevator, and a meet and greet area. In addition, selective work will be needed at the gate and boarding areas that is intended to enhance the customer experience. The renovation will also include the replacement of end-of-life building systems such as lighting, HVAC, plumbing, fire/life safety, and communications systems.

The City of Burbank Can't Get Enough of Swinerton Builders
Swinerton Builders Los Angeles was recently awarded the Burbank Water and Power Electrical and Testing Shop project for the City of Burbank.
This project consists of a new ground-up building on the Burbank Water and Power campus. The two-story, type II, slab-on-grade structure is 16,859 square feet and includes a warehouse, office, training and maintenance spaces, locker and toilet facilities, and site work. The building will be seeking LEED Platinum certification.
The project starts in October and is scheduled to be completed by August 2013.

Los Angeles Division Get "Reintroduced" to The Salvation Army
Swinerton Builders Los Angeles was recently "reintroduced" to repeat client, The Salvation Army (TSA). After months of re-establishing an excellent working relationship with The Salvation Army, we got a chance to bid on a project at an existing Salvation Army facility in Whittier, CA.
This project consists of improvements to a video and sound studio at an existing TSA facility. Scope includes upgrades to their existing dressing rooms, conference rooms and offices, and the replacement of all mechanical and electrical systems. Construction will start in October and is scheduled for completion in January 2013.

Swinerton Selected for B of A Exterior Lighting Program
Swinerton’s Orange County Special Projects team was selected for multiple sites for Bank of America’s Exterior Lighting Program (ELP). This program involves upgrading exterior lighting at select Southern California Bank of America branches. Work will be completed in October.

Thanks to a multi-regional approach and tremendous efforts by all Swinerton team members involved, Swinerton Interiors Northern California was awarded a renewal of our Master Services Agreement (MSA) for Chevron Business Real Estate (CBRES) across the entire West Coast region for the next three years! This award and selection by CBRES results in a continuation of services, marking an extended contract period of 11 years total. This win benefits the entire company: Chevron has been and will continue to be the cornerstone client of our Corporate Services group.

Taking Artistic License
Two galleries at the Palace of the Legion of Honor will be receiving a makeover from Swinerton Builders! The San Francisco Fine Art Museum’s Gallery 11 will be receiving selective wall, floor, and ceiling demolition; new metal stud framing and soffits; mechanical and electrical system modification; 18th century parquet floor installation; and salon wall reinstallation. Gallery 13’s new temporary structures will allow this gallery to serve as the restoration workshop for the Fine Art Museum’s staff and will be restored to its original condition prior to project’s end.
Fun Fact: Swinerton Builders performed a seismic upgrade for the Legion of Honor almost 20 years ago.

Swinerton Accessorizes At South Coast Plaza for A Barbara Bui Build-Out
Swinerton’s Orange County Special Projects team has been working diligently for the past three months to deliver the right price to Barbara Bui at South Coast Plaza. Barbara Bui incorporates laid back elegance in their exclusive handbags, shoes, and accessories. Swinerton has submitted four bids over the last year for various projects at South Coast Plaza – and this build-out is the first win! South Coast Plaza is a high-end luxury shopping mall and Swinerton is excited to begin working in this mall.
In addition to forging a new relationship with South Coast Plaza and Barbara Bui, this project will be our first project company-wide with Montalba Architects, an international architect that specializes in retail, residential, restaurants, hospitality, commercial office, and institutional/education.
Our scope of work for Barbara Bui includes installing all built-in millwork, new mechanical vav boxes, ducting and grilles, and new light fixtures with select demolition. In the sales area, we will install a new storefront system, ceiling, flooring and wall finishes, glass partition walls, signage, security system, and fitting room curtain tracks. The corridor will receive new ceiling, flooring, and wall finishes with the relocation of the exit door to mall service corridor. In the office area, we will install all built-in millwork and clothing fixtures, sink and sink faucet, along with the relocation of associated plumbing and electrical.
This project will begin on September 17th and be complete and ready for holiday shoppers on November 9th.

Swinerton Builders Los Angeles Returns to the Lawndale High School Campus
The Centinela Valley Union High School District recently awarded Swinerton Builders the Lawndale High School Student Services Building project. The Swinerton team is excited and eager to return to the Lawndale, CA campus.
The Lawndale High School Student Services Building project will consist of a single three-story, 115,000- square-foot Type IIA building that will contain space for administration, a media center, campus security, and forty-two teaching stations. The teaching stations are comprised of 15 standard classrooms, eight SDC classrooms, 12 science labs, two art labs, two computer application labs, one yearbook journalism class, one open computer lab, and one AVID class.
Construction is scheduled to begin in October.

Swinerton Builders Northwest Seattle Division Heats Up With Three Wins
Things are heating up in the Northwest! Not only are summer temperatures on the rise, but so are the number of projects being awarded. Swinerton Builders Northwest Seattle division has recently been awarded and started construction on three projects!
Union Bank
Located in Renton, Washington, this new 1,500-square-foot Union Bank build-out is the second in the country to feature the new Union Bank “Micro Branch” prototype. Senior Project Manager Derek Jaschke has been working with Union Bank and Callison Architecture to help establish the new design standards for this branch rollout. The bank has realized that with the cultural shift to online banking, there is no longer a need for large banking centers. Look for many more of these “Micro Branches” to show up soon in a neighborhood near you.
Bank of America Broadway
The 5,750-square-foot build-out is designed to achieve LEED silver and will be completed by the end of November.
State Farm Regional Headquarters
The 3,600-square-foot State Farm Regional Headquarters expansion, set to begin construction later this month, includes expanding high-end finishes in the executive office area and adding a Cisco telepresence room.

Los Angeles Special Projects Wins Multiple Projects All Rolled Into One
Swinerton's Los Angeles Special Projects group has been awarded the Bank of America Pasadena Center Restoration project. This is the first approved preservation project in an ongoing effort by The City of Pasadena to restore historic plazas within the city.
The first phase of the project includes the replacement of the backflow preventers, followed by a five-floor restroom remodel. This renovation will maximize capacity to accommodate more occupants and help increase the Pasadena Center’s LEED rating from Certified to Silver.
The last phase of the project includes work on the exterior plaza deck and waterproofing improvements. We will also replace the existing deck and landscaping by implementing a new plumbing and pump system, as well as adding waterproofing to the existing water fountain feature.
Construction is slated to begin on September 19th, with an estimated completion date of September 15th, 2013.

Off and Running with PG&E
PG&E Control Centers, Concord and Folsom, CA
Swinerton Interiors Northern California teamed with Swinerton Builders Sacramento to secure wins for two critical facilities projects with corporate client Pacific Gas & Electric. The projects are located respectively in Concord and North Sacramento. Based on the expertise and experience of our combined team resources, the outstanding presale approach, and the winning presentation of the pursuit team, we were successfully awarded the Concord Control Center and the Folsom Control Center!
The 35,000-square-foot Concord Control Center is a ground-up structure located on a three-acre portion site of the existing service center, which will support PG&E’s consolidated Bay Metro Distribution Control operations. Work is scheduled to start before the end of the year. Currently, PG&E is in the process of purchasing land for the new Folsom Control Center, with work scheduled to begin in 2013. Both projects, our first major contracts under our Master Services Agreement with PG&E, were awarded after a competitive GC and Fee exercise.
Swinerton Builders Sacramento - 08/27/12
HMH Builders Wins John Muir Health Project in Walnut Creek
From a select list of eight general contractors, HMH Builders was short listed and then awarded a contract to build an Ambulatory Care Center (ACC) in a vacant office building located at 1450 Treat Boulevard in Walnut Creek for client John Muir Health. The existing building is approximately 155,000 square feet with three stories over a below grade parking garage. The program includes Ambulatory Care Clinics, administrative office spaces, seismic upgrade work, and site work.
A portion of our Project Approach consisted of laser scanning the floors in order to quickly model the existing spaces and feed this information to the design team. We knew our in-house BIM capabilities, combined with our Hawaii division's laser scanning equipment and experience, would help differentiate us from the competition. The HMH and the Hawaii division worked collaboratively to offer this value-added service and John Muir Health, along with NBBJ Architects, liked our approach.
Swinerton Builders Colorado - 08/01/12
Swinerton Leads Design-Build Project for Douglas County
The Douglas County Board of Commissioners has unanimously selected the design-build team of Swinerton Builders + klipp | RGA for the expansion of the Robert A. Christensen Justice Center Detention Facility in Castle Rock, Colorado. This project will consist of a new parking structure, a new medical facility, and renovations to the existing jail.
Led by Swinerton Builders, the design-build team also consists of Denver-based Architect klipp, a division of gkkworks. Assisting the team is Ricci Greene Associates, a specialist in the programming, planning, and design of justice facilities. Douglas County is a repeat client for all of these team members.
Design on the project will begin immediately and will utilize the use of 4D Building Information Modeling to better integrate all design and engineering disciplines, as well as improve construction coordination and scheduling through a virtual environment. Construction of the parking structure will commence in February 2013; building of the new health services medical facility will start in July 2013; and the jail renovations will begin in June 2014. The project is scheduled for final completion in October 2014.
Additional design-build team members include: Structural Engineer S.A. Miro; MEP Engineers ME Engineers; Civil Engineer Harris Kocher Smith; Landscape Architect studioINSITE; Low Voltage, Acoustics, and IT Consultant Shem Milsom Wilke; and Security Consultant Latta Technical Services.
Swinerton Builders San Francisco - 06/22/12
Swinerton Wins Their First Project With Salesforce.com
Swinerton Builders has been awarded their first project with salesforce.com, a leading cloud computing company based in San Francisco! The project, an interior renovation of 82,862 square feet of space at their office located at 600 Townsend Street, is just four blocks from our corporate headquarters in San Francisco’s South of Market neighborhood. The project scope includes the build-out of five floors of office/work/meeting spaces, restrooms, and a working kitchen area, as well as the expansion of a roof deck. Phase One of construction, slated to start on September 1st, will include work on the penthouse and the second and third floors. The first floor and lower level will receive upgrades during Phase Two of construction, which will begin on February 1st, 2013. Swinerton is once again teaming up with RAPT studio, who will serve as the architect on this endeavor.
Workspaces at salesforce.com are based on an “open office” concept with a minimum number of private offices. Emphasis is also placed on the workplace as flexible and capable of accommodating change. Sustainability goals and art and special features will also serve as influencers to the salesforce.com renovations.
