Swinerton was brought on by the KC Rainbow Development group to provide construction management and owner's representative services on this $200-million, twin 48-story tower project located in Honolulu, Hawaii.

The project presented some unique and challenging aspects including the construction of two oval shaped towers, a 4-story subterranean parking structure, and the need to procure materials from the mainland.

The Swinerton staff provided constant monitoring of approved construction cost estimates showing actual costs for activities in progress and estimates for uncompleted work.  They also identified variances between actual and budgeted or estimated costs.

In addition Swinerton developed a project specific quality assurance program, implemented administrative procedures to monitor compliance and solved contract conflicts between the owner and the general contractor.
