UCHealth medical center slated for Cherry Creek
The folks moving into those new high-end Cherry Creek apartments and condos have to get their medical care somewhere.
Brookhaven Capital Partners plans to build UCHealth a five-story, 89,000-square-foot outpatient medical center at First Avenue and Cook Street. UCHealth spokesman Dan Weaver said it will fill a hole in central Denver for UCHealth patients.
“For residents of Cherry Creek right now, if they wanted to come to a UCHealth location get their care, they might be driving east to Stapleton or Lowry, if not all the way out to the Anschutz Medical Campus to get that care,” Weaver said. “And we want to offer more convenient, close-to-home services.”
Brookhaven and UCHealth announced the plans on Thursday, and said the new building should be finished late next year.
In addition to more standard primary and advanced care services, plans call for a multi-specialty center that will house an outpatient surgery operation, cancer care, women’s care and imaging technology.
The building also will have 257 parking spaces in a four-level underground parking garage.
Weaver said the deal came together after Brookhaven found the Cherry Creek real estate and brought it to UCHealth.
“They felt that it looked like a great spot for healthcare, especially given there’s not a lot of healthcare options in the Cherry Creek area,” Weaver said.
In a press release, Brookhaven founder Robert Jacobs said there was an “unmet demand” for healthcare in the Cherry Creek neighborhood. Reached by phone Thursday, Jacobs said UCHealth would share an equity stake in the building. He declined to comment any further on the project.
Davis Partnership designed the building and Swinerton Builders will be the general contractor.
The development will replace a small shopping strip that hosts a shoe shop, nail salon, dry cleaner and coffee hut.
The property Brookhaven will build on covers half an acre at the northeast corner of First Avenue and Cook Street. The site has a 14,700-square-foot office and retail building constructed in the 1960s.
According to city records, Cook Street Center LLC, which is not registered to either Brookhaven or UCHealth representatives, still owns the real estate. A memorandum filed with the city says Cook Street Center LLC granted Brookhaven an option to enter into a 99-year ground lease last summer.
Jacobs said his firm “had control of the site,” but declined to offer any more specifics.
