A large-scale mixed-use project, The Source at Beach is one of the largest projects Swinerton Builders Orange County & Los Angeles has ever been awarded as it includes the construction of ten total buildings. The project is anchored by a seven-story office building, which overlooks a three-story outdoor mall. Located a mile from Knott’s Berry Farm in Buena Park’s Entertainment Zone, the project is set on 8.5 acres of land at the corner of Beach Boulevard and Orangethorpe Avenue.

The project team started work on Phase 1.0 in October 2013, and expects to wrap-up work on Phase 1.5 in June 2015. When fully completed, all phases will total over 800,000 square feet.

The Source at Beach 1.0 spans over 400,000 square feet, encompassing the new construction of 300,000 square feet of retail space and 55,000 square feet of office space. A 1,900-stall, cast-in-place concrete parking structure is also being built adjacent to the office tower, providing ample room for both tenants and mall visitors. The three-level retail mall will feature upscale restaurants, a health club, and high-end retail outlets. Phase 1.5 entails the new construction of the 200,000-square-foot Building B, which houses a 1,200-seat movie theater, an entertainment center, and an outdoor terrace on the third level.

Having a distinct, modern design, The Source at Beach features retail-lined streetscapes and European-style dining patios. Office tenants will look down on the mall’s environmentally-conscious rooftop gardens, which are one of the project’s many sustainable design elements. Water features are strategically placed near the entrances and plaza, creating a visually appealing affect for everyone who passes by. With a heavy focus placed on wayfinding and accessibility, both the mall and parking garage feature conveniently located elevators and escalators. The entire project is outfitted with high-end amenities, including a high-tech digital media board which advertises retailers and upcoming events.

Swinerton provided preconstruction services by creating a complete estimating analysis for the project. The team also provided design-build mechanical services on the project, with BIM coordination being heavily utilized during both preconstruction and construction. The project team is implementing many sustainability factors on the project, in accordance with the newly revised Cal Green requirements.

Swinerton is self-performing the forming, placing, and finishing of the concrete for the retail and office space. Approximately 130,000 square feet of slab-on-grade will be used, along with roughly 320,000 square feet of elevated deck concrete. In all, they will use nearly 10,000 cubic yards of concrete on the project.
