Building in a Flourishing Hotel Market

Denver is experiencing a hotel boom in 2014! Swinerton is proud to be part of this economic shot in the arm to our region as well as the growing trend of dual-branded properties.

After breaking ground in early December, Swinerton’s team, along with joint venture partner Shiel Sexton, have been steadily building to meet the summer 2015 opening date for the 361-room Hyatt House and Hyatt Place Hotel in
downtown Denver.

During preconstruction, Swinerton and Shiel Sexton worked diligently as developer White Lodging’s trusted partner to perform a series of value engineering exercises to review key counts, room types, and layouts to meet the project pro forma.

The 21-story, 306,000-square-foot, post-tensioned concrete hotel is located on a tight urban site and contains both Hyatt Place, a select-service hotel, and Hyatt House, an extended stay product. As a dual-branded facility, each hotel will have its own entrance, lobby, restaurant, and lounge area. Hotel guests will share conference rooms, a swimming pool and work-out area, and four levels of parking with 114 spaces.
