Located within four two-story buildings along the oceanfront, work took place over a total of 160,000 square feet. Following a full interior demolition, the existing warehouse, office, and retail units were converted into 84 apartment-style lofts and communal spaces for over 300 Hawaii Pacific University students. The entire MEP, HVAC, fire/life safety, and utility systems were upgraded, along with full ADA upgrades to all units, bathrooms, and shared spaces. Work included the installation of all new flooring, highlighted by the entire deconstruction of damaged clay tiles and the installation of new clay tiles. New luxury vinyl tile, carpet, cabinetry, finishes, windows, and furnishings were also installed throughout all spaces. Swinerton self-performed the finish carpentry and rough carpentry scopes work. New cost-efficient and energy saving Sanafil PVC panels were also installed, while a new cooling tower was built and fully commissioned as well.
